How to use
Enter your housing debt, other monthly debt, and gross income. The calculator returns the front-end ratio (housing only) and the back-end ratio (all debt). Lenders watch the back-end most. When I first checked mine it was 41% — higher than I thought.
FAQ
What is a good back-end DTI?
Under 36% is comfortable; many mortgages cap near 43%. Above that, qualification gets hard.
Why two ratios?
Front-end looks only at housing; back-end counts every monthly debt payment against income.
